Hot Water Tank

1- The life expectancy of your hot water tank can vary from approximately 8 to 12 years. This depends on many factors including the maintenance level your tank received and the quality of the installation to name a few.

2- Speaking of maintenance a good thing to do is to drain your tank. Sediments can build up at the bottom of the tank and prevent it from heating the water. Then the tank has to work a lot more to warm up the water and eventually the tank floor could suffer as a result. Draining the tank will help to prevent that problem.

3- It’s also a good idea to repair quickly any leaky faucets in your home. One leaky faucet can waste a lot of water in a short period of time!

4- You can also insulate your hot water pipes to decrease heat loss.

5- Taking more showers instead of baths is also great considering you use a lot less water with a 5 minute shower.

Sewer line Cleaning

Trenchless Technology

Trenchless technology:

At Drain Master we use the Pipe Genie system to replace water lines, sewer lines and drain tiles. With the Pipe Genie digging a trench isn’t necessary. This means no disturbance to your landscaping or driveway!

This trenchless method is great to replace existing pipes. The Pipe Genie can replace HDPE, concrete, clay, ABS, PVC, cast iron and ductile iron pipes.

This process uses the old pipe as a guide for the new pipe being installed.

An expanding cone will burst the old pipe, moving the fragments into the soil. This will create a hole roughly the same size as the original. If the new pipe is bigger than the existing one, a larger expanding cone is put in to increase the size of the hole. Everything is now ready for the new pipe to be pulled in.

Drain Tile Cleaning & Maintenance

Drain tile is an essential and integral part of your home. It's purpose is to drain water away from your house. Here in British Columbia we have long months of rain especially during the fall and winter season. To ensure that your drain tile is doing its job properly, it needs to be cleaned on a regular basis. The most recommended way to maintain your drain tile is to have it flushed. This should be done every 2-3 years depending on the type of soil the home is built on. Whether or not there are lots of trees near your home. The reason is that over time-  tree roots, leaves, dirt and sediment can build up in your system preventing water flowing away from your home and instead flows into your crawlspace or basement.

Over time if the drain tile is neglected, it can collapse in different sections and replacement can get quite expensive. Preventative maintenance is always less expensive than reactive repair.
